Luxury Home of the Week - The Boulders at Los Lagos

This week I toured a very fine Bank Owned high end home in Granite Bay. Located in the gated community of The Boulders, this estate has great potential, but needs to be completed, and needs some TLC. The 2 acre lot has absolutely no landscaping, and will need at least $250,000 to reach it's true potential. Surrounded by about 14 other very luxurious homes ranging in value from $525,000 up to $2,600,000, and lot sizes from 1.4 acres to 3 acres, this home is truly one of the top end homes in the community. At 9,811 sqft, it is also the largest home in The Boulders, besting the next larges home by over 2,000 sqft.

Set back off the street, the home has a very grand drive through covered entry. The finish work is excellent, and the craftsmanship shows well throughout the entire home. The floor plan is open, and well appointed. I have some concern about the architecture of the home, however. While it is well built, it is poorly designed. I noted numerous "rooms/storage closets" that have no apparent use. The kitchen felt slightly small and confined in comparison to the rest of the home. Although the finish work is very high end, the kitchen did not live up to it's potential. Fixtures and appliances are currently missing, which is streotypical of many bank foreclosure properties. The kichen opens to the dining room, but does not open to any of the additional living space. While this may be personal preference, I enjoy a large kitchen that is open to the family room as well as dining areas.
 
The living space is well appointed and has a quality finish. The formal living room has a warm feel, and a pleasant view of the back yard. During my tour there were two deer walking around in the back yard which really adds a nice feel, and creates an atmosphere of a private sanctuary. I'm a huge fan of the "great room" concept, which is something I missed in this design of this home. The loggia is set up very well for year round entertainment. A large amount of covered space, lighting, and an outdoor kitchen make this and entertainer's dream. If the landscaping were completed with a nice pool and sports court, this would be very deserving of a $2 million plus price tag. The outdoor kitchen area could be upgraded and expanded, and almost feels like an afterthought in comparison to the quality and design of the rest of the house. 
 
The master suite is truly incredible, as is the master bathroom. His and hers closets, vanity, sauna, and a soaking tub really make this a luxury suite. The master bedroom includes it's own fireplace, excellent views of the acreage, and an additional sitting room. The sauna is large enought to accomodate two, and the shower includes and overhead showerhead, multiple directional shower heads, and what appeared to be a steam option.
 
In summary, I really wasn't blown away by this home. Maybe it needs to be finished, landscaped, and staged, but the poor design, and the choppy feel really turned me off. I am a fan of open, light, flowing designs, and this one failed. The random tiny closets, offset hallways to small useless rooms, and the constrictive feel in some rooms just don't demand the attention a home of this size and location should deserve. While it will almost certainly sell for the current listed price of $1,365,900, there may be other homes that would be a better use of almost $1.4 million dollars.
