This week I toured a Keller Williams listed home for sale in The Boulders located off Auburn-Folsom Road in Granite Bay. The Boulders is a gated high end community of  15 homes on lots from 1.4 to 3 acres. Currently there are only 2 listed homes for sale in the community, and there have been no sales in the last 12 months. 

This luxury home for sale is currently listed for $1,465,000, and is listed as a Short Sale.  It boasts 5 bedrooms, 4 full and 2 half baths, over 6,300 sqft, and a 1.8 acre lot. 


The list of amenities in this home is staggering. The kitchen alone includes 4 dishwashers, Wolfe 6 burner stove, double ovens, and an oversize island all showcased in custom Savage cabinetry. Douglas Ranch is a non-gated community, yet still managed by an owner's association. Located off Douglas Blvd east of Sierra College in Granite Bay, it is comprised of approximately 98 units built between 2000 and 2007. Currently there is only one active listing in the neighborhood. There have been 8 other sales in the last 12 months ranging from $820,000 to $997,500.

The location is quiet, yet close to all the local amenities. This home is priced slightly higher than the recent comparables in the neighborhood, however it is meticulously maintained, and slightly larger than recent sales. At $1,099,999 this is a good value, and a wonderful home for the next proud owner.

This week I toured a lavish estate in Granite Bay's Silverwood community. Silverwood is a small gated community consisting of about 48 beautiful homes ranging from 3,475 to over 6,700 square feet, and ranging in value from the low $800's up to over $1.2 million. The majority of homes in Silverwood are  8 to 11 years old, although very well maintained. The community is located in the Eureka school district near Granite Bay High School. Boasting excellent schools, low crime, close proximity to Folsom Lake, and numerous amenities, this is a prime opportunity to move into Granite Bay. 

At a current market price of $1,049,000, 9113 Cedar Ridge Dr shows very well, and fits nicely with the values in the neighborhood. This home for sale features 6 bedrooms, 3 full and 1 half bathrooms, and 4,592 sqft laid out over nicely over two stories. The home features a ground floor master bedroom, and over half an acre of privacy!

Luxury Home of the Week - Exquisite Los Lagos Opportunity

Los Lagos is an extremely prestigious, gated, luxury community located in Granite Bay in the southeast portion of Placer County. Consisting of over 275 lots, some of which are still undeveloped, Los Lagos boasts home values from the high $600,000's to over $3 million. Currently there are only 7 homes for sale ranging from $680,950 to $1,979,000. In 2011, there were 17 open market sales, ranging in price from $710,000 to $2.2 million. This elegant community also boasts sports stars and Hollywood celebrities as current and past owners. Located approximately 20 minutes east of I-80 in Granite Bay, Los Lagos offers a unique opportunity for the discerning buyer. 

Built in 1998, and featuring 7,298 square feet of luxurious sophistication, 8915 Los Posas Ct was truly a pleasure to experience. Similar to other homes I've seen in Clos du Lac, Granite Bay Hills, and on Barton Road, this estate has a wonderful feeling of understated elegance. This gorgeous high end home boasts 5 bedrooms, 4 full and 2 half bathrooms, and a back yard perfect for even the most selective entertainer. Some small updates would truly make this home shine. Since this home is almost 15 years old, the hardware, fixtures, and some of the basic carpentry definitely need to be updated. However, that being said, the amenities, design, and attention to detail are truly timeless. The floor plan is open, flows well, and allows natural lighting. In my personal taste, I would remodel the wet bar area to include a temperature controlled wine storage area.

The curb appeal is excellent here. The home is located in a court, and set back from the street with a circular driveway, and garages located out of view to the side. A high arched entry with large, open windows greets you as you cross the threshold.
 
The entry includes a sweeping staircase to the second level, and the chandelier lowers for easy cleaning and bulb replacement. The custom iron railing, and the beautiful travertine floors sweep you into a world of true luxury.
The living room is light and airy, and affords a sense of relaxation and opulence. Attention to detail in the craftsmanship, and the hand crafted wainscot finish the room nicely. Dual french doors showcase beautiful views of the rear yard, and a gorgeous fireplace adds sensation of formality.
Moving to the kitchen, the indirect lighting, crown molding, high end appliances, rich travertine floors, and the open feel immediately command attention. Again, views of the rear yard and pool are present in the kitchen, thanks to several bright windows. Boasting a Sub Zero refrigerator, Thermador oven, Viking cook top, and two Bosch dishwashers, it becomes apparent that no expense was spared.
The family room is warm and inviting, featuring rich wood paneling, coffered ceilings, and a $25k surround sound/lighting system wired throughout the home and rear yard.
Located on the main floor, the master bedroom features a dual-sided fireplace, and indirect lighting. Spacious, and complimented by an ample walk in closet, the master suite is a retreat by itself.
The master bathroom is a showcase of true elegance. Relax in the jetted tub while the fireplace warms the room. The master bath features luxurious Jack & Jill vanities, and a gorgeous shower with dual shower heads.
Moving to the rear yard, the entertainment potential is readily apparent. Boasting an outdoor kitchen, cascading pool, spa, and surrounded by beautiful limestone hardscapes. Accent lighting, and all weather speakers complete the park like atmosphere, and invite relaxation.
In conclusion, this is a very fine high end home, worthy of a commanding price, and the most demanding buyer. The yard is quiet, and well designed with tiers and sufficient space to entertain. The mature trees add a relaxing feeling of privacy. The 5 car garage provides plenty of space, and includes a small workshop area.
The home does need some updating, and very minor cosmetic repairs, which is somewhat expected in a 14 year old home. Overall it has been well maintained, and is ready for new ownership. At a current list price of $1,890,000 I expect this estate still has some time on the market. If the home were completely up to date, and required no repairs, it may reach full asking price. This is a challenging market, and many million dollar homes require an extended sales period. I expect this home to move once it reaches a price closer to $1.75 million.

Luxury Home of the Week - Arden Oaks Estate

I had a special request this week to review a beautiful high end home for sale in Arden Oaks instead of the South Placer County area. Located Northeast of the Arden Way and Watt Ave intersection, this gorgeous neighborhood includes 435 acres of opulent estates. Established in the 1945, the neighborhood consisted of "country style" lots ranging from 1 to several acres. Many lots have since been divided, but cannot be smaller than 30,000 sqft per the Association bylaws. The first home was completed in 1951 on Meadow Lane, and many more have been built or remodeled since then. Some homes are original, and others are newer construction in excess of 10,000 sqft. Currently Arden Oaks is home to approximately 300 homes, many of them privately gated, although the community itself is public. Although a completely different geographic location, I was surprised how similar it is to some areas of Loomis and Granite Bay.
On tour this week is a very luxurious 11 year old home located at 3651 Meadow Lane. This estate is one of the newer homes in Arden Oaks, and the 5,120 sqft show excellent attention to detail. With 4 bedrooms and 4 full, and 1 half bathroom, on the ground floor, this is a comfortable home appealing to a wide array of discerning buyers. The .87 acre lot includes a half circle driveway, pool, and outdoor kitchen area. Located on the corner of Meadow Lane and Winding Creek Lane, this high end home has excellent curb appeal.
The kitchen is open and faces eating area and family room. Features include tumbled marble, high end appliances, birch cabinets, and granite counter tops. Easy access to the garage, eating areas, and minimum access to the family/living room are all desirable design features of any million dollar home. For entertainment or family, open space provides the ability to interact easily from the kitchen space. The family room is spacious and warm. The wood floors, natural light, and vaulted ceiling create a feeling of openness, warmth, and comfort. Easy access to the back yard from the living room and/or kitchen is a wonderful feature, and the use of Anderson doors shows the attention to detail.
 

This high end home shows some additional design features that add to the impressive value. The bedrooms are spacious and bright, and the bathrooms have an excellent design using high end fixtures. The master is an adequate size for the home and includes a very impressive closet. It also boasts beautiful yard facing windows and exterior access. The master bathroom is well appointed with luxurious features, Jack & Jill sinks, soaking tub, and a large shower featuring dual shower heads.
 
The back yard is truly an exquisite testament to the neighborhood, and the reason that Arden Oaks is such a desirable area. The yard is almost park like, with plenty of open space, mature trees, and plenty of room between adjacent homes. The pool is a perfect addition for the Sacramento summers, and a great entertainment for families.
Overall this is a stunning home, and an excellent example of high end country living. Comparable to any other luxury neighborhood in the region, it was an honor to tour a different million dollar home this week. While the home has excellent features, and evident attention to detail, I am skeptical that it will fetch the asking price at $1,550,000. Million dollar homes take 3-12 months to sell in the current market, and I don't expect much activity on this home until it reaches the $1,250,000 mark. Still, it was a gorgeous home, and a pleasure to tour.
