Luxury Home of the Week - Incredible Loomis Oasis

I truly believe in the saying "You get what you pay for", and the home for this week is right on the money! 9705 Rim Rock Cir is a custom estate located in Loomis, about 20 minutes from Highway 20 or Roseville shopping, 30 minutes from Downtown Sacramento, and 10 to 20 minutes from multiple Folsom Lake access points. The area boasts numerous walking/biking and horse trails, and a moderately country feel. Rim Rock Cir is located off of Lominda in the Horseshoe Bar area of Auburn-Folsom Road and is a nice community of high end homes and horse property. Homes on average are built, or remodeled, within the last 20 years, and range in value from the mid $500's to over $3 million.

Although Sterling Pointe  is not a gated community, this home does have it's own gate, and a nice half circle driveway. Much of the 5,500 sqft living space is on one floor, making this a very comfortable home. The master suite, 2 bedrooms, and 4 bathrooms are on the ground level, complimented with 2 bedrooms and 2 bathrooms upstairs. Custom built in 2001, it boasts 6 bedrooms, 5 full and 1 half bathrooms, and a 5 car oversize garage, all set on a spacious 1.3 acre lightly sloping lot. The front elevation is a balanced mix of natural and designed landscaping, accented with by 2 waterfalls and set back from the street for an element of privacy. 

 
The living area is bright, with enough natural light for a warm open feel. The kitchen is the definition of high end, and fits perfectly in this million dollar home. Opening to the dining area and family room, it boasts custom cabinetry, two Bosch dishwashers, a Thermador double convection oven, Viking warming drawer, Scotsman ice maker, six burner Viking stove, and a wood-faced SubZero refrigerator, and wine cooler. The game room is spacious, and well designed with the addition of a small wet bar. 

 


The master bedroom and bathroom are elegant, well lit, and offer amazing views of the back yard. Indirect lighting, Jack & Jill vanities, a large walk in closet, and exterior access add to the value of this exquisite estate.

 

 

Finally, the crown jewel of this home is the absolutely luxurious paradise, normally referred to as a back yard. The back yard alone takes this from your average $1.2 million dollar home, to a $1.6 million +, one of a kind entertainer's dream. The spa and one firepit are conveniently located near the master bedroom. The yard is lightly terraced, and adorned with numerous mature Queen Palms. The Pebbletech pool features accent lighting, beach entry, and an infinity edge waterfall to a lower level. 

 

 

The covered outdoor kitchen features high end amenities, such as the Viking barbeque, a refrigerator, warming drawer, and a dual burner top. The pool also features a swim up bar conveniently located at the outdoor kitchen area. The yard is wired for sound, and features excellent use of accent lighting. 

 


I love the landscaping, pool, and the outdoor kitchen. This home has an comfortable, fun, light feel to it. Having the majority of the living space on the ground floor is a nice feature, and so it the attention to detail in the sound and lighting, both inside and out. The home shows extremely well overall, and is in a great South Placer County location. This is a true million dollar home, however, in this market, I just dont see it reaching the full $1,795,000 price tag, especially only on 1.3 acres. For almost $2 million dollars, one would expect a better view, more prestigious neighborhood, or a brand new home and an additional 2,000 square feet of luxury. I'm very curious to see what this home finally sells for, and how long it will take.

Luxury Home of the Week - The Boulders at Los Lagos

This week I toured a very fine Bank Owned high end home in Granite Bay. Located in the gated community of The Boulders, this estate has great potential, but needs to be completed, and needs some TLC. The 2 acre lot has absolutely no landscaping, and will need at least $250,000 to reach it's true potential. Surrounded by about 14 other very luxurious homes ranging in value from $525,000 up to $2,600,000, and lot sizes from 1.4 acres to 3 acres, this home is truly one of the top end homes in the community. At 9,811 sqft, it is also the largest home in The Boulders, besting the next larges home by over 2,000 sqft.

Set back off the street, the home has a very grand drive through covered entry. The finish work is excellent, and the craftsmanship shows well throughout the entire home. The floor plan is open, and well appointed. I have some concern about the architecture of the home, however. While it is well built, it is poorly designed. I noted numerous "rooms/storage closets" that have no apparent use. The kitchen felt slightly small and confined in comparison to the rest of the home. Although the finish work is very high end, the kitchen did not live up to it's potential. Fixtures and appliances are currently missing, which is streotypical of many bank foreclosure properties. The kichen opens to the dining room, but does not open to any of the additional living space. While this may be personal preference, I enjoy a large kitchen that is open to the family room as well as dining areas.
 
The living space is well appointed and has a quality finish. The formal living room has a warm feel, and a pleasant view of the back yard. During my tour there were two deer walking around in the back yard which really adds a nice feel, and creates an atmosphere of a private sanctuary. I'm a huge fan of the "great room" concept, which is something I missed in this design of this home. The loggia is set up very well for year round entertainment. A large amount of covered space, lighting, and an outdoor kitchen make this and entertainer's dream. If the landscaping were completed with a nice pool and sports court, this would be very deserving of a $2 million plus price tag. The outdoor kitchen area could be upgraded and expanded, and almost feels like an afterthought in comparison to the quality and design of the rest of the house. 
 
The master suite is truly incredible, as is the master bathroom. His and hers closets, vanity, sauna, and a soaking tub really make this a luxury suite. The master bedroom includes it's own fireplace, excellent views of the acreage, and an additional sitting room. The sauna is large enought to accomodate two, and the shower includes and overhead showerhead, multiple directional shower heads, and what appeared to be a steam option.
 
In summary, I really wasn't blown away by this home. Maybe it needs to be finished, landscaped, and staged, but the poor design, and the choppy feel really turned me off. I am a fan of open, light, flowing designs, and this one failed. The random tiny closets, offset hallways to small useless rooms, and the constrictive feel in some rooms just don't demand the attention a home of this size and location should deserve. While it will almost certainly sell for the current listed price of $1,365,900, there may be other homes that would be a better use of almost $1.4 million dollars. For review this week is a gorgeous million dollar home in South Placer County. Located at 9975 Granite Point Ct, this estate is somewhat secluded from the higher traffic areas of Granite Bay. This .604 acre lot is set on a quiet court in Granite Bay Hills, a small gated community of 79 homes. This community is located toward the south end of Barton Road near the border of Placer and Sacramento Counties. At a competitive price of $1,399,000, this is one of only two available homes in this gated community. The other is a 4,564 sqft 4 bedroom 4 bathroom on .48 acres, currently listed for $1,150,000. The two recent sales were 3,796 sqft for $849,000 and a 4,816 sqft home for $920,000. Both homes recently sold in August 2011.
This 10 year old home boasts 5 bedrooms and 5 full and 1 half bathrooms tucked nicely into 5,629 sqft. Although it was built in 2001, it still has a very modern feel and style. The rooms are spacious, and the appliances are high end. The chiseled edge travertine adds a nice touch, as do the imperfect smooth walls, and the purposeful placement of lighting throughout the home.
 

The kitchen includes very fine Viking appliances, granite counters, and quality Savage cabinets. The kitchen and family room have excellent views of the peaceful back yard. The lighting is excellent. This kitchen is spacious and flows well. The family room has easy access to the back yard and opens to both the indoor and outdoor kitchen. The finish carpentry and attention to detail really showcase this home.
 
The loggia and patio kitchen lend themselves well to the great entertainment factor this home possesses. Whether entertaining family or friends, this location is ideal, backing up to a green open space with numerous natural elements. The bonus room is also wonderful additional space
 

The master bedroom and bathroom are located downstars, oposite from the kitchen and family room. The bedroom is spacious and provides an extensive walk in closet with very functional built-ins. Fine use of lighting and crown moulding add a nice refined feel. The bathroom is very refined, and allows a fair amount of natural light adding to the ease of relaxation.
 
Home staging was beautifully completed by Premier Home Staging, and overall shows very well. The home and grounds are well maintained. The location is excellent, being located in a court and backing to a green space. This high end home will most likely sell quickly! Luxury Home of the Week - Granite Bay beauty


This week I had the opportunity to preview a gorgeous Tuscan estate located at 8140 Barton Road Granite Bay. This is a custom 4 year old home on 1.25 acres north of Douglas Blvd on Barton. This high end home boasts 4 bedrooms, with the option of a 5th, and 4 full and 1 half bathrooms. Set back off Barton with a private driveway and gated entry, this 6,081 sqft estate is definitely one to watch. At a price of $1,499,900, this is definitely a million dollar home, however after 219 days on the market, this may be a bit inflated for the true value of this regular, or equity sale as they are sometimes called.
Curb appeal is somewhat lacking due to the fact that the home is surrounded by smaller older homes. Although they are clean and well maintained, the home is somewhat out of place. Views from the second story, and the front entry look into the adjacent back yards. In my opinion, this is not a $1.5 million dollar view. The front landscaping really doesn't make my jaw drop. The landscaping in front looks more like something from a $300,000 tract home, and looks like a last minute attempt at better curb appeal. The back yard has not been touched. For those that enjoy a natural open back yard, it will work. Those that really want a yard to match the home, and fullfill the true potential will need at least an extra $150,000 investment.
 
Once you make it past the driveway and the grounds, the home itself really starts to command attention. Custom built in 2007, the home itself is truely well appointed, and shows great attention to detail. The entry could be a little more open, but the layout of the home is functional, and shows excellent craftsmanship. The living area is open and inviting, with excellent views of the back yard and loggia. The kitchen is elegant and furnished appropriately with high end appliances and a butlers pantry. Granite counter tops and the travertine flooring finishes off the living space with a nice high end touch. My personal favorite is the extensive temperature controlled wine cellar.
 
The family room/great room has beautiful open windows showcasing the outdoor entertainment area, and the western exposure of the back yard. The warm feel and proximity to the kitchen and dining room really give a relaxing comfortable feel.
The master bedroom, and a guest bedroom with full bathroom are both located downstairs, with a laundry room. The master bedroom is open and includes an opulent closet with built-ins, and a sitting room or small gym. The master bathroom is almost a retreat by itself!
 
This home additionally showcases a second laundry room, 2 bedrooms, full bathroom, and loft/game room upstairs. Keeping in line with the first floor, the second floor is elegant, and comfortable.
In conclusion, this is a gorgeous, well appointed, and comfortable flowing home. Perfect for a family or anyone that would enjoy entertaining. The location could be better, and for the price, a savy buyer would most likely expect the home to be in a gated community, or a street surrounded by homes/lots of a similar caliber. Still, a small adjustment to the price would make this a wonderful acquisition for anyone looking for a luxury home in South Placer County.
